Thinking About Property Auctions?

In cases where a property has been struggling to gain traction in the market or where transactions have fallen through for any number of reasons, we tend to suggest to the vendors that we contact Simon to see whether the property would sell well “under the hammer”

Generally speaking, most of our clients who choose to go down the auction route, do so because of their desire to bring about an early sale. Whether this be for financial reasons or other personal circumstances. Auctions are the very best way of selling Probate properties. In cases where there are structural, physical or legal issues with the property a sale by auction should be the chosen method of sale.

These days, auctions are not the smoke-filled rooms of 30 years ago. They provide a modern environment and are attended by people from all walks of life. Properties sell for good prices sometimes with competitive bidding they reach higher prices than would be expected on the open.

Contracts are exchanged on the fall of the gavel(hammer) at this point both the Vendor and Buyer are legally bound to the Contract. There are no fall throughs, no re-negotiations and generally Completion takes place 28 days later.

Each property goes to auction with a Reserve Price. This is the price below which the property can not be sold. The Reserve will be agreed between yourself and the auctioneer.
